FrequentlyAskedQuestions
Most buyers close 30 to 60 days after an accepted offer, while the search itself can take a few weeks or a few months depending on your budget, timeline and the neighborhoods you want. We map every step on day one, so nothing comes as a surprise.
I strongly recommend it. A pre-approval shows sellers you are serious and tells you exactly what you can comfortably afford. It usually takes a day or two with a lender, and I am happy to introduce you to a few I trust.
Closing costs typically run 2 to 5 percent of the purchase price and cover lender fees, title, inspections and prepaid taxes. Buyers pay most of them, although sellers often cover agent commissions and can offer credits when we negotiate.
I combine a comparative market analysis of recent nearby sales with current demand, condition and timing. You see the data behind every number, then we choose a price that brings offers to you instead of waiting for them.
A well-priced, well-presented home in Dallas commonly sells within three to six weeks, followed by 30 to 45 days to close. Season and price point move that, so I will give you a realistic range before we list.
Usually not. Small, high-return fixes such as paint, lighting, landscaping and a deep clean beat big renovations. I will walk the house with you and tell you what is worth doing and what to skip.
